SA-00-35 <br /> Location: On the south side of State Route 120, 1,200 feet east of Austin Road, east of <br /> Manteca <br /> Address: 10954 East State Route 120, Manteca <br /> General Plan: A/G Community: None <br /> Zoning: AG-40 APN: 243-220-11 <br /> Project Size: ± 1 acre Parcel Size: 10 acres <br /> Water Supply: Well Sewage Disposal: Septic <br /> Storm Drainage: On-Site 100-Year Flood: No <br /> Williamson Act: No Supervisorial District: 5 <br /> Staff: Tina Wehrmeister CEQA Determination: Negative Declaration <br /> Project Description <br /> This Site Approval is to convert an existing 2,795 sq. ft. produce stand to a Small Agricultural Store, to <br /> increase the allowable number and size of signs to include an 8-foot x 16-foot roof mount sign and an 8-foot <br /> x 8-foot double pole sign, and to allow a 10,000 sq. ft. firewood sales area. <br /> Ordinance Number 4087, passed and adopted on September 19, 2000, by the Board of Supervisors, <br /> permits Produce Stands in existence prior to May 25, 2000, and which exceed 1,500 sq. ft. to convert to <br /> Small Agricultural Stores with an approved Site Approval application. <br /> Site Approvals are typically reviewed by the Community Development Department; however,this application <br /> has been referred to the Planning Commission to address the issue of firewood sales in the Agricultural <br /> zone,which is permitted as an accessory use if the wood is grown on the site or within a five mile radius. <br /> Recommendation <br /> Approve the Small Agricultural Store and deny the requestfor an increase in the number and size of signs. <br /> The Small Agricultural Store is consistent with the General Plan and Board Order B-00-437, pertaining to <br /> the General Plan 2010 Review, adopted April 11,2000. <br /> San Joaquin County SA-00-35\Sephos <br /> Community Development Page 1 <br />
