The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> in a fifty (50) foot wide right-of-way from the centerline of State Highway Route 120 to <br /> the property line across the parcel's frontage. (A $280.00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for dedication.) (The fee due will be <br /> based on the current fee schedule.) (Development Title Section 9-1150.5) (Caltrans) <br /> 4. If a safety and/or operational problem develops, a left turn pocket will be required. At <br /> such time, Caltrans will require pave out from centerline of the dedication listed in <br /> condition#3. The construction of the frontage improvements will be deferred upon <br /> execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or <br /> a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to approval of the Improvement Plan. <br /> (A$325.00 fee currently is required for processing per Development Title Table 9-240.2 <br /> in addition to a copy of the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Department of Public Works and <br /> submitted to the Department of Public Works for approval. As an option, the Department <br /> of Public Works will prepare the drawing and estimate for an additional fee of$140.00.) <br /> (The fee due will be based on the current fee schedule.) (Caltrans) <br /> (Development Title Section 9-1150.2) <br /> 5. The above improvement shall require an Encroachment Permit from Caltrans. The <br /> environmental document prepared for the project that includes Caltrans right of way must <br /> be submitted with the Encroachment Permit application. Caltrans also requires <br /> documentation that cultural (archeological), biological, and hazardous waste surveys have <br /> been conducted within Caltrans right of way. (Caltrans) <br /> 6. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $173.03 per <br /> additional daily trip-end generated in the Manteca area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record. A credit may be allowed if it can be verified that the <br /> existing development on this site was in operation on or after April 23, 1990.) <br /> (Resolutions 00-433) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division(468-3066) that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects.
