h. Approved access is required. <br /> L Submit an Improvement Plan showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Improvement Plan. A <br /> plan check fee will be required. (Development Title Section 9-884) <br /> j. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) The floor area of the repair shop (H-4 occupancy) shall be served by one or more <br /> floor drains which shall drain to an approved grease and oil separator. The <br /> separator shall have prior approval by the Public Health Services (Environmental <br /> Division) before submission to this Division for permits and meet all the criteria for <br /> hazardous waste generation. <br /> k. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The space(s) shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). <br /> (2) Provide identification signs for the parking space(s) including the 'tow away' sign <br /> at each entrance or visible from each space (C.C.R., 75tle 24). <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). <br /> (4) The unloading zone shall be 3,-o' wide rather than 5-0'. <br /> (5) An H-4 occupancy greater than 3CC0 sq. ft. will require automatic fire sprinklers. <br /> 2.
