SA-00-82 OF STEVE GEKAS (C/O <br /> KJELDSEN, SINNOCK& NEUDECK, INC <br /> The applicant has submitted the above referenced Site Approval Application to convert <br /> an existing 2,400 sq. ft. produce stand to a Small Agricultural Store. Section 9-1070.4(k) <br /> of the Development Title permits a produce stand larger than 1,500 sq. ft. and legally in <br /> existence prior to May 25, 2000 to convert to a Small Agricultural Store with approval of <br /> a Site Approval application. This proposal is for conversion of existing facilities, no new <br /> improvements are proposed. <br /> The project site is located at the northeast corner of Murphy Road and State Route 120, <br /> east of Manteca. <br /> The floor plan submitted with the application shows areas for the sale of sundries in <br /> excess of the 150 sq. ft. maximum permitted by Section 9-1070.4 of the Development <br /> Title. A revised floor plan submitted with the required Improvement Plan application <br /> shall clearly show the sundries area, limited to 150 sq. ft. maximum <br /> The Community Development Department has reviewed the proposed Site Approval and <br /> offers the following comments: <br /> Site Approval Application No. SA-00-82 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is six months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other ordinance requirements may apply. <br />
