Hwy 120, Ripon The San Joaquin County Development Title Requirements listed below have been identified as pertinent to this project. Other requirements may also apply. These requirements cannot be modified. A. A qualified environmental professional shall prepare a surface and subsurface contamination report, identifying any potential source of surface or subsurface contamination caused by past or current land uses. The report shall include evaluation of non-point source of hazardous materials, including agricultural chemical residues, as well as potential point sources, such as fuel storage tanks, septic systems, or chemical storage areas. If the report indicates there is contamination, corrective action shall be taken, as recommended in the report and concurred with by Environmental Health prior to issuance of building permit(s). San Joaquin County Development Title, Section 9-905.12(a)(c)). A review fee of $278 shall be paid at the time of submittal to the Environmental Health Department. NOTE: The Environmental Health Department received a surface and subsurface contamination report (Service Request #SR0075187) on July 5, 2016, that has been approved. B. A soil suitability study shall be submitted to the Environmental Health Department indicating that the area is suitable for septic system usage. The study must be approved by the Environmental Health Department prior to the recordation of Parcel Map. (San Joaquin County Development Title, Section 9-1105.2 (d)). A review fee of $278 must be paid at time of submittal to the Environmental Health Department. The sewage disposal system shall comply with the on site sewage standards of San Joaquin County prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice or E.P.A. Design Manual for onsite wastewater treatment and disposal system is required for each parcel. A permit fee of$139 per percolation hole is required. NOTE: Prior to issuance of a building permit for a residence on the remainder parcel, a Soil Suitability Study shall be performed, submitted to and approved by the Environmental Health Department. A review fee of $278 is due at the time of submittal.
