CONDITIONS OF APPROVAL <br /> PA-03-602 <br /> Van De Pol <br /> Minor Subdivision Application No. PA-03-602 was approved by the San Joaquin County Community <br /> Development Department on December 22, 2003. The effective date of approval is January 1, 2004. <br /> This tentative map approval will expire on December 31, 2006, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jose Rubianes, 953-7509) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Revised Tentative <br /> Map dated November 25, 2001 <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of two hundred (200) feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of ten (10) gross acres. (Development Title Section 9- <br /> 610.2) <br /> c. DEMOLITION PERMIT: A Demolition Permit is required for the existing structures shown on Parcels <br /> Two, Three, and Four as"to be removed." <br /> d. ANIMALS: Animals shall not be kept or maintained in structures closer than forty (40) feet from any <br /> rear or side property line. (Development Title Section 9-1045.3). <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 3. DEPARTMENT OF PUBLIC WORKS (See attached letter dated December 16, 2003) <br /> 4. ENVIRONMENTAL HEALTH DEPARTMENT (See attached letter dated December 16, 2003) <br /> 5. SOUTH SAN JOAQUIN IRRIGATION DISTRICT(See attached letter dated December 10, 2003) <br />
