CONDITIONS OF APPROVAL <br /> LA-01-25 <br /> Smith <br /> Lot Line Adjustment Application No.LA-01-25 was approved by the San Joaquin County Community <br /> Development Department on May 21,2001,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on November 20, 2002, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> ' 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: JenniferJolley, 468-3161) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Tentative Map <br /> { dated April 17,2001. <br /> { b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a' <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act,or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcels land 2 shall have a minimum lot width of 150-feet. (DevelopmentTitle Section 9-610.4) <br /> (2) Parcel 3 shall have a minimum lot width of 330 feet. (Development Title Section 9-610.4) <br /> (3) Parcel 1 shall have a minimum lot area of two acres. (Development Title Section 910.2) <br /> (4) Parcel 2 shall have a maximum lot area of five acres. <br /> d. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) Exterior wails of an agricultural building less than 20 feet from a property line shall be of one- <br /> hour fire-resistive construction. Openings shall be protected less than 20 feet,with%-hour <br /> rating. <br /> 4 <br /> 2.
