The frontage improvements for Parcels 1 and 2 shall be constructed in conformance with the standards for one- <br /> half of a fifty(50) foot right-of-way Local Residential Street. The construction of the frontage improvements <br /> will be deferred upon execution by the owner of a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated construction cost prior to approval of the Parcel Map. <br /> (A $740.00 fee currentlyis required for processing per Development Title Table 9-240.2 in addition to a copy of <br /> the Grant Deed legal descrytions of Parcels 1 and 2 and an estimate. The estimate and legal descriptions shall <br /> be prepared by a registered civil engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of Public Works for approval. As an option, the <br /> Department of Public Works will prepare the drawing with estimate for an additional fee of$315.00.) (The fee <br /> due will be based on the current fee schedule.) All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, Caltrans Traffic <br /> Manual and/or San Joaquin County Standards and shall be shown on the improvement plans. (Development <br /> Title Section 9-1150.2) <br /> 7. All improvements shall be in conformance with the current Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each individual <br /> lot, if applicable. These improvement plans and specifications are subject to plan check, field inspection fees <br /> and must be approved by the County of San Joaquin Department of Public Works prior to approval of the Parcel <br /> Map. (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 8. if impy-evements fefefred to herein will not be eefapleted prior-to r-eeer-ding the Par-eel Map, the subdivider shall <br /> year-aftef appr-oval of the Par-eel Map. The project shall be served by a public sewer collection system constructed in conformance with the <br /> requirements of the San Joaquin County Public Health Services Environmental Services Division and the <br /> Department of Public Works. Service shall be provided by East Stockton Sanitary Sewer Project. <br /> (Development Title Section 9-1105.2) <br /> 9. The City of Stockton shall verify that the appropriate Right of Service Units for sanitary sewer have been paid <br /> for the proposed subdivision prior to approval of the Parcel Map or the payment may be deferred until building <br /> permit application with this statement "Payment for the Right of Service Units will be required at the time of <br /> building permit application" noticed on the Parcel Map. (Development Title Section 9-1105.3) <br /> 10. Payment of 0.94 Sewer Main Units to upgrade the existing parcel's capacity to 3.0 units shall be paid to the <br /> County prior to approval of the Parcel Map. The fee is $4,020.46 per unit for a total required fee of$3,898.63. <br /> 11. The project shall be served by a public water system conforming to the requirements of the San Joaquin County <br /> Public Health Services Environmental Health Division and the Department of Public Works. Service shall be <br /> provided by California Water Service Company. (Development Title Section 9-1115.2) <br /> 12. A terminal drainage system shall be provided to meet the requirements of the County and to provide <br /> adequate drainage for the subdivision. Service shall be provided by the East Stockton Drainage System. <br /> The applicant shall submit engineering calculations and a drainage plan showing collection paths and <br /> terminal drainage for review. (Development Title Section 9-1135.3) <br /> 13. This project is located in an area of historic flooding. The finish floor elevation of all new structures and <br /> equipment shall be constructed two (2) feet above immediately adjacent natural grade. <br /> 14. This development may be subject to reapportionment under the San Joaquin Area Flood Control Agency <br /> Assessment District No. 96-1 (Flood Protection Restoration Project). Any fees and/or remaining lien payoffs related to the SJAFCA <br /> assessment shall be paid prior to recording of Notice of Lot Line Adjustment/Parcel Map/Final Map. <br /> 15.
