`.►
The open area to the north of the residential structure, which is planned to be the new
Parcel is open land with various types of trees on it, including almond trees and branch
cuttings. On-site water and sewer are provided by California Water Service. Since the
structure was built presumably before water service, an on-site well exists_. As referenced,
direct observation of the interior of the detached garage and wooden shed were not possible
since they were locked. The EHD septic system destruction permit for the on-site septic
system is located in Appendix C. This was also addressed in the Environmental
Questionnaire (See Appendix B).
§ 1.2 Description of proposed development is to subdivide the subject parcel in half and
eventually build a single family residential structure on the new Parcel. The Tentative Map
for the project is to be drawn by Mr. Del Dorman, P.L.S. The Map has not been completed
as of the date of this report, and is therefore not included. As illustrated on the Aerial
Photograph Map found in Appendix A, the subject property is in a residential neighborhood
and is zoned residential. Therefore, the proposed land use conforms with zoning.
Environmental conditions and operations that may take place on the property in the future
must be in strict compliance with applicable Codes and Regulations.
§ 1.3 Parcel location maps are found in Appendix A and Appendix D.
§ 1.4 The Tentative Map will show the location of all items on the subject Parcels. These include
buildings, a driveway and trees. There are no ponds, pool or waterways are on the parcel
and no natural drainage courses. Stormwater from the property drains into the stormwater
drains for the City of Stockton. As mentioned, the property is connected to California
Water Service and sewer service; therefore, there is no operational septic system. The on-
site septic system was removed under EHD permit in July 1992. Directly east of the
detachedarage, is the non-operational domestic well that was used prior to connection to
California Water Service.
§ 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE
§ 2.1 Past use of the property has been as a residential structure for the past 65 years. Prior land
use was either as irrigated farmland or most likely dry land farming. Present use is
residential. Future use of the site is to include the construction of a single family residential
structure on the north Parcel. These activities should not contribute to potential
environmental problems.
§ 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES
OF CONTAMINATION
§ 3.1 Discussion of the methods used to research and investigate the potential or known above
ground and below ground sources of contamination at the site include the following:
The first source of environmental information is the Rec-Check document referenced in the
Introduction. This document provides all available public environmental information
surrounding the subject property for a one mile radius.
Page -3-
Chesney Consulting
