CONDITIONS OF APPROVAL <br /> SA-97-18 <br /> Leslie's Pool Supplies <br /> Site Approval Application No. SA-97-18 was approved by the San Joaquin County Community <br /> Development Department on April 29, 1997. The effective date of approval Is May 9, 1997. This <br /> approval will expire on November 8, 1998, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have been <br /> secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been Identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff contact: Jim Van Buren, 468-2374) <br /> a. BUILDING PERMIT: Submit an 'APPLICATION-COMMERCIAL BUILDING PERMIT.' The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, fence details, and grading (refer to the 'SITE PLAN CHECK LIST' for details). <br /> A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for an above-ground swimming pool display (with <br /> water), per Site Plan exhibit dated March 17, 1997. <br /> C. (1) The display shall be on private property. <br /> (2) No pedestrian, handicapped, or vehicle access shall be blocked. <br /> (3) No part of the display shall consist of moving parts, flashing lights, or other <br /> elements that could pose a traffic safety distration. <br /> d. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance (CCR, Title 24). One van space is required. <br /> (2) Provide identification signs for the parking spaces, including the*tow away' sign, <br /> at each entrance or visible from each space (CCR, Title 24). <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot (CCR, Title 24). <br />
