CONDITIONS OF APPROVAL <br /> PA-0500085 <br /> BBR ASSOCIATES <br /> Deviation Application No. PA-0500085 was approved by the San Joaquin County Community <br /> Development Department on April 5, 2005. The effective date of approval is April 15, 2005. This <br /> approval will expire on October 15, 2006, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1 COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kathy Allen, 953-9509) <br /> a. APPROVAL: This approval is for a Deviation Application to reduce the minimum street side <br /> setback in the Community Commercial zone from twenty (20) feet to sixteen (16) feet as <br /> shown on the Site Plan dated March 18, 2005. <br /> b. SETBACKS: Setbacks shall be measured from the ultimate right-of-way width. Douglas <br /> Road has an existing right-of-way width of sixty (60) feet and a planned (ultimate) right-of- <br /> way width of sixty (60) feet. <br /> 2.
