Phase one to the construction of a 127, 650 square foot <br /> building. Phase two to include the construction of a 76,500 square foot building.Phase three to include the <br /> construction of an 81,500 square foot building.This project site is located at the east terminus of Palm Avenue <br /> (private road)located on the east side of Austin Road,1/4 mile south of State Route 99,south of Manteca. <br /> San Joaquin County is a signatory to San Joaquin County Multi-Species Habitat Conservation and Open Space Plan <br /> (SJMSCP). Participation in the SJMSCP satisfies requirements of both the state and federal endangered species acts, <br /> and ensures that the impacts are mitigated below a level of significance in compliance with the California <br /> Environmental Quality Act(CEQA). Although participation in the SJMSCP is voluntary, lead agents should be <br /> aware that if project applicants choose against participating in the SJMSCP,they will be required to provide <br /> alternative mitigation in an amount and kind equal to that provided in the SJMSCP. <br /> This project requires the conversion of Agriculture Land and as such should condition the project applicant(s)to <br /> participate in the SJMSCP. Prior to receiving building permit a SJMSCP biological survey must be completed and <br /> coverage must be granted. <br /> The project is located within the unmapped land use areas and as per the requirements of the SJMSCP those projects <br /> are subject to case-by-case review by the Habitat Technical Advisory Committee(TAC)prior to participation. <br /> If you have any questions,please give me a call at(209)468-3913. <br />
