(Development Title Sections 9-605.5[h][1] and 9-610.3[d][1][H][i]) <br /> I. FIRE CODE REQUIREMENTS: The following Fire Code requirements have been <br /> identified as being applicable to this project. Other requirements may also apply. <br /> (1) Type of Water Supply: Water supply is allowed to consist of reservoirs, pressure <br /> tanks, elevated tanks, water mains, or other fixed systems capable of providing <br /> the required fire flow. In setting the requirements for fire flow, the Chief may be <br /> guided by Appendix III-A of the Uniform Fire Code and/or NFPA 1231 Standard <br /> on water supplies for Suburban and Rural Fire Fighting of the National Fire Code. <br /> (San Joaquin County Ordinance Code, Section 4-1008, Sec. 903.3) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> C. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $158.25 per <br /> daily trip-end generated in the Tracy area. The fee shall be automatically adjusted July <br /> 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. A soil suitability study, as required by Development Title Section 9-1105.2(d), which <br /> indicates that the area is suitable for a septic tank system must be performed prior to <br /> recordation of the Parcel Map. A review fee of$156.00 is required at the time of submittal <br /> to the Environmental Health Division. <br /> The sewage disposal system shall comply with the on-site sewage standards of San <br /> Joaquin County prior to approval. A percolation test that meets absorption rates of the <br /> manual of septic tank practice or the EPA Design Manual for on-site waste water <br /> treatment and disposal systems is required for each parcel.
