Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT: SA-95-47 (REVISION) A SITE APPROVAL APPLICATION FOR A FARM EQUIPMENT <br /> AND RAY SALES OPERATION TO BE CONSTRUCTED IN FOUR PHASES LOCATED ON <br /> THE EAST SIDE OF PARADISE ROAD, 4,000 FEET NORTH OF GRANT LINE ROAD. <br /> (DISTRICT 5). <br /> APPLICANT: Terry Remitz APN: 213-170-03 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration Designated Flood Hazard Area. The <br /> 100-year Flood Elevation will be approximately 20 feet NGVD. In addition, the existing San Joaquin <br /> County and City of Stockton Flood Insurance Studies, which delineate flood risks, floodplains, and <br /> floodway areas, are currently being reevaluated. The reevaluation is being conducted by the Federal <br /> Emergency Management Agency, Region IX, Building 105, Presidio of San Francisco, California 94219, <br /> telephone (415) 923-7186. The reevaluation may delineate additional flood risks. The official flood <br /> maps are available for review at the Department of Public Works, 1810 East Hazelton Avenue, Stockton. <br /> These flood maps will be updated when the reevaluation process is completed. <br /> Paradise Road has an existing right-of-wav width of 100+feet and a planned right-of-way width of the <br /> same. <br /> RECOMMENDATIONS: <br /> Deny application because Paradise Road is not classified as a Minor Arterial which is required for this <br /> type of use. <br /> (Development Title Section 9-605.5(h)(2)) <br /> IF APPROVED, THE FOLLOWING RECOMMENDATIONS WILL APPLY: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> Countv Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at <br /> the time of building permit application. (The fee currently is $158.25 per daily trip-end generated in the <br /> Tracy area. The fee shall be automatically adjusted July I of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record.)
