REVISIONS .OF APPROVED ACTIONS__. <br /> CONDITIONS OF APPROVAL <br /> MS-96-23 <br /> KING Ili LYONS <br /> Minor Subdivision Application No. MS-96-23 was approved by the San Joaquin County Community <br /> Development Department on December 5, 1996. The effective date of approval Is December 15, <br /> 1996. This tentative map approval will expire on December 15, 1999, which Is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been compiled with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> Identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin, 4683190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcels 1 through 6 shall have a minimum lot width of 100 feet, measured at the front <br /> yard setback line. Parcels 7 through 12 shall have a minimum lot width of 50 feet, <br /> measured at the front yard setback line. (Development Title Sections 9-310.4 and 9-410.4) <br /> (2) Parcels 1 through 6 shall have a minimum lot area of 10,000 square feet. (Development <br /> Title Section 9-510.3) <br /> (3) Lot 10 shall have sufficient frontage to meet Public Works access requirements. <br /> b. TRI-STATE MOTOR TRANSPORT FACILITY: The existing Tri-State Motor Transport facility, <br /> including the extensive berming, shall be removed from this site prior to the approval of the Parcel <br /> Map. (Development Agreement No. DA-90-1 as amended) <br /> C. PRE-CONSTRUCTION SURVEYS: During pre-construction period, project boundaries shall be <br /> staked; protective fencing shall be provided for vulnerable on-site habitats such as riparian <br /> corridors and nests/burrow; and pre-construction surveys shall be initiated 30 days before <br /> planned construction and shall be conducted prior to each project stage to locate burrowing owls, <br /> kit foxes, and kit fox dens. <br /> Any kit fox dens or burrowing owl nests identified within the path of construction shall be <br /> excavated prior to the breeding/nesting season under the direct supervision of a wildlife biologist, <br /> subject to the Department of Fish and Game and U.S. Fish and Wildlife Service approval. <br /> (Development Agreement No. DA-90-1 as amended) <br /> Conditions of Approval MS-96-23 <br />
