If improvements referred to herein.are not completed prior to the approval of the Parcel Map, the subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of improvements within one (1) year after filing the Parcel Map. (Development Title Section 9-1100.3) 5. Schulte Road shall be dedicated and improved to County Standards for an 84 and 100-foot right-of-way industrial street. California Road shall be renamed and along with Stanford Road, shall be dedicated and improved to County Standards for an 84-foot right-of-way industrial street. (Development Title Sections 9-857.4, 9-1150.2 and 9-1150.5). 6. Dedication to result in a 62-foot wide right-of-way from the ultimate centerline of Patterson Pass Road to the property line shall be required and improved on the subdivided side to County Standards and conform to the existing structural section. (Development Title Section 9-1150.5(b)) 7. A community detention pond/terminal drainage system shall be provided to meet the requirements of the County and to provide adequate drainage for the subdivision. Hydrologic and hydraulic analyses shall demonstrate that all property, both downstream and upstream of the discharge, will not be subject to a higher flood level as a result of the proposed drainage. (Development Title Section 9-1135.2) S. The project shall be served by a public water system conforming to the requirements of the San Joaquin County Public Health Services Environmental Services Division, the Department of Public Works and the City of Tracy. The system shall provide adequate domestic and fire water supply in conformance to the requirements of the County Fire Warden and the local Fire District. (Development Title Section 9-1120.2) 9. The project shall be served by a public sewer collection and treatment system constructed in conformance with the requirements of the San Joaquin County Public Health services Environmental Services Division the Department of Public Works and the City of Tracy. (Development Title Section 9-1105.2) 10. Street lighting shall be provided for the subdivision and the frontage of Patterson Pass Road. (Development Title Section 9-1150.11 ) 11 . The area outside the existing boundary of County Service Area 50 shall be annexed to the District prior to the approval of the Parcel Map to provide for the operation, maintenance and improvement of storm drainage, water, sanitary and street lighting facilities. (Development Title Section 9-1100.5) 12. Adjustment to improvements shall be made to provide for two-way traffic and for temporary cul-de-sacs as well as utility systems modification to conform to County Standards where subdivision is to be recorded in phases.
