CONDITIONS OF APPROVAL <br /> PA-0800323 <br /> Thompson & Folger Co. <br /> Minor Subdivision Application No. PA-0800323 was approved by the San Joaquin County <br /> Community Development Department on April 24, 2009. The effective date of approval is May 4, <br /> 2009. This tentative map approval will expire on May 3, 2012,which is three years from the effective <br /> date of approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Certificates of Compliance. Those Conditions followed by a Section Number <br /> have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kevin Swanson, 468-9653) <br /> a. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels.The <br /> property descriptions submitted with the Certificate of Compliance application shall substantially <br /> conform with the approved tentative map dated March 6, 2009. A fee is required to process the <br /> Certificate of Compliance application. (Development Title Section 9-890.4) <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Certificates of Compliance and recorded as a separate instrument: <br /> c. All persons purchasing parcels within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, such <br /> as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> d. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40 acres. (Government Code Section 66474.4)) <br /> e. ACCESS: The following access requirements apply and shall be included in the Certificates of <br /> Compliance property description: <br /> (1) The property description for the Certificates of Compliance shall include a 50-foot wide perpetual <br /> non-exclusive easement for access to parcels 2,3,4,5,6,7,8,9,10,& 13 and shall be recorded on <br /> the deed, (Development Title Section 9-1150.15) <br /> (2) Prior to any grant of approval for a development project or issuance of a building permit on <br /> parcels 2;3,4,5,6,7,8,9,10,& 13, the easement shall be constructed and maintained to the <br /> standards required by Section 10.207 of the Uniform Fire Code and applicable San Joaquin <br /> County Improvement Standards. (Development Title Section 9-1150.15[c)) <br /> f. ROAD NAMES:All subdivision road names shall be submitted to the Community Development <br /> Department for approval by the Director.
