PA-0700593 OF COTTA PROPERTIES, <br /> INC. (C/O BAUMBACH & PIAZZA, INC.) (APN: 011-040-02; 011-040-05; & 100- <br /> 040-06) (10149 WEST PELTIER ROAD, THORNTON) <br /> The applicant has submitted a Minor Subdivision pre-application to divide three lots totaling <br /> 425.64 acres into eight parcels and a designated remainder with a minimum lot size of 40 acres. <br /> The General Plan designation is General Agriculture (A/G). The zoning is General Agriculture <br /> (AG-40). <br /> The project is located on the Northeast corner of Peltier Road and Blossom Road, Northwest of <br /> Lodi. <br /> The Community Development Department has reviewed the Minor Subdivision pre-application <br /> and offers the following comments: <br /> TREE PRESERVATION <br /> There are unidentified trees along the north and west sides and also scattered throughout <br /> the project area. Oak trees must be identified on the required tentative map if a full <br /> application is filed. Trees that qualify as Heritage Oaks or Historical Oaks should be <br /> identified as such. The applicant should indicate what trees will stay and what trees, if any, <br /> will be removed. Future development on the parcel(s) must be consistent with the <br /> requirements of the County's Tree Preservation Ordinance (Development Title Sectiory9- <br /> 1505.2)(seeattached). C/����� <br /> RIPARIAN HABITAT 22'' — <br /> Riparian habitat exists along the north and west boundaries of the project and may occur <br /> elsewhere. The Army Corps of Engineers is likely to require a wetlands delineation for a <br /> full application. Parallel to Beaver Slough, to the North, and the riparian woodland, to <br /> the West, a natural open space area for riparian habitat and waterway protection must <br /> be maintained to provide nesting and foraging habitat and the protection of waterway <br /> quality. The minimum width of said open space shall be one-hundred (100) feet, <br /> measured from the mean high water level of the natural bank or fifty (50) feet back from <br /> the existing riparian habitat, whichever is greater.
