Make checks are payable to <br /> the San Joaquin County Treasurer. <br /> ! FORM <br /> Seven(7)copies of the completed application information forms(attached)which all owners <br /> must sign. <br /> • TENTATIVE MAP Seven(7)copies of a folded tentative map(see attached)and two(2)copies of a legible 8-1/2" x <br /> 11" site map. <br /> CONTAMINATION A surface and subsurface contamination report shall be required at the time of the tentative map <br /> REPORT submittal(Development Title Section 9-905.12). Submit this study to the Environmental Health <br /> Division prior to submittinn this application. <br /> PARCEL MAP If you believe the proposed division qualifies for a parcel map waiver,Include a waiver request <br /> WAIVER with the application. <br /> • DEED One copy of preliminary title report or Deed of the property. <br /> • SERVICES if your project requires connection to public facilities,you must submit a "will-serve"letter from <br /> the appropriate water,sewer or drainage entities at the time of filing. This letter must Include a <br /> statement from the agency that they will serve the proposed development,and have,or will <br /> have,the capacity to provide such service. <br /> • APPLICATION Staff will check your application. If anything Is missing,you will be notified in writing. The <br /> COMPLETE applicant will be sent a postcard once the application has been determined complete. (Your <br /> application cannot be processed until it Is complete.) <br /> STEP 3 APPLICATION PROCESSING <br /> • CEQA The County will decide If the proposal will have an adverse effect on the environment. If there <br /> are no adverse effects,the application will be processed. If there are potential adverse effects, <br /> further environmental review will be required. This may extend the processing time. <br /> r <br /> • REFERRALS AND Staff will refer the application to any County departments,other agencies and surrounding <br /> ACTION property owners affected by your proposal. At the end of a review and comment period(about 4 <br /> weeks)the staff will approve your application if they can make required findings. If the staff <br /> cannot make the required findings,the application will be denied. <br /> • FiNAL ACTION The action of the staff can be appealed to the Planning Commission. The staff's action Is final <br /> unless appealed. For further information on the length of the appeal period,contact the staff. <br /> j <br /> STEP 4 CONDITIONS AND ADDITIONAL PERMITS <br /> ' PARCEL MAP Unless waived,a parcel map must be approved by the County Surveyor within 60 months of <br /> approval of the tentative map. <br /> • CONDITIONS The staff will send you the final action and if It Is approved It will list conditions,by department, <br /> that must be met before you can file a parcel map. <br /> • IMPROVEMENT As part of the Parcel Map,Improvement Plan are sometimes required. They are engineered <br /> PLANS plans showing sewer,water,drainage,grading,frontage Improvements,roads,street lighting. <br /> Facilities and Landscaping. <br /> i <br /> • ENCROACHMENT Encroachment Permits must be acquired from the Public Works Department for any work i <br /> PERMITS performed within the road right of way. if the project fronts on a state highway these permits <br /> are obtained from Caltrans. <br /> • SANITATION 6 Projects that will utilize on-site sanitation disposal and/or on-site wells,must obtain permits <br /> WELL PERMITS from the Environmental Health Division. <br /> • BUSINESS If the project involves a business,a Business License must be approved prior to starting <br /> LICENSES operation. Business License applications can be processed concurrently with the Minor <br /> Subdivision application. <br /> • BUILDING If the project involves construction,a Building Permit must be approved prior to <br /> PERMITS commencement of work. <br /> • SOIL SUITABILITY A Soil Suitability Study may be required to determine the suitability of the soil to support a <br /> STUDY septic system. <br /> • OTHER PERMITS Freq',c:ttly uthc:local,stata and/or federal agencies will require permits for land use projects <br /> (e.g.Air Pollution Control District,Regional Water Quality Control Board or the Sheriffs Office). <br /> The Community Development Department will Identify additional permits we are aware of that <br /> may be required for your project. <br /> NINORSVB PP FORM REV. $-10-01 (IMO) <br /> -1- <br />
