CONDITIONS OF APPROVAL <br /> MS-99-28 <br /> Pert Development Co., Inc. <br /> Minor Subdivision Application No. MS-99-28 was approved by the San Joaquin County <br /> Community Development Department on March 13, 2000. The effective date of approval is <br /> March 23, 2000. This tentative map approval will expire on March 23, 2003, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Parcel Map has been filed with and accepted by the County <br /> Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall <br /> be fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section <br /> Number have been identified as Ordinance requirements pertinent to this application. <br /> Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jeff Fisher, 468-9653) <br /> a. IMPROVEMENT PLAN: Submit an Improvement Plan for the construction of the road. The <br /> Plan must be prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details (including gates) and grading (refer to "SITE PLAN <br /> CHECK LIST' for details). A fee is required for the Plan review. (Development Title Section <br /> 9-884) <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 200-feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 4.85 acres. (Development Title Section 9- <br /> 610.2) (DV-99-3) <br /> c. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit: <br /> (1) Fire Department access roads shall be in accordance with section 902.2 of the <br /> California Fire Code and the standard adopted by the San Joaquin County Fire Chiefs <br /> Association. <br /> (2) The fire access road shall be complete prior to recordation of the Parcel Map. <br /> 2. COUNTY COUNSEL <br /> a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall defend, <br /> indemnify, and hold harmless the local agency or its agents, officers, and employees from <br />
