The following Uniform Building Code and San Joaquin County Ordinance requirements will <br /> be applicable and shall be incorporated in the construction plans before submittal to the <br /> Building Inspection Division: <br /> a. The proposed buildings shall be provided with an automatic fire sprinkler system or <br /> divided into areas less than 6,000 square feet by area separation walls. This does <br /> not include the greenhouses. <br /> b. Provide restrooms conforming with all disabled access requirements (C.C.R,Title 24). <br /> C. The floor area of the repair shop (H-4 occupancy) shall be served by one or more <br /> floor drains which shall drain to an approved grease and oil separator. The separator <br /> shall have prior approval by the Public Health Services (Environmental Division) <br /> before submission to this Division for permits and meet all the criteria for hazardous <br /> waste generation. <br /> 2. A grading plan shall be submitted and approved and a grading permit issued by the Building <br /> Inspection Division prior to performing any excavation or filling of earth material: <br /> a. A grading plan shall contain the information listed in the U.B.C., Appendix, Chapter <br /> 70, Section 7006(1). <br /> b. The grading plan shall include complete drainage details and elevations of the <br /> adjacent parcels. Retaining wall details shall be submitted where applicable. <br /> C. Grading in excess of 5,000 cubic yards shall comply with Section 7014 for <br /> "Engineered Grading Requirements." <br /> d. All recommendations of the soils engineer shall be incorporated in the grading plans. <br />
