1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right- <br /> of-way width of E. Peltier Road, shall be installed across the frontage of the <br /> project site. (Development Title Section 9-1020.5). <br /> 2) All areas not used for buildings; parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020.7) <br /> 3) Areas of the property which are not part of the project shall be barricaded <br /> from traffic and kept mowed and dust free. <br /> m. SCREENING: Screening shall be provided and comply with the following- <br /> 1) <br /> ollowing:1) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> right-of-ways. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings (Development Title Section 1022.4[d][21) <br /> n. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back <br /> a minimum of five (5) feet from any future right-of-way line, including any corner <br /> cutoff (snipe). BUILDING CODE REQUIREMENTS: The following California Building Code <br /> and San Joaquin County Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to the Building Inspection <br /> Division: <br /> 1) A grading plan shall be submitted and approved and a grading permit issued <br /> by the Building Inspection Division prior to performing any excavation or filling <br /> of earth material. <br /> 2) Provide parking for the physically disabled. The space(s) shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24) <br /> 3) Provide identification signs for the parking space(s) including the `tow away" <br /> sign at each entrance or visible from each space (C.C.R., Title 24)_ <br /> 4) The slope of a parking space shall not exceed '/4 inch per foot (C.C.R_, Title <br /> 24) <br /> 5) Provide one van parking space. <br /> 6) Provide restrooms conforming with all disabled access requirements (C.C.R., <br /> Title 24) Uniform Plumbing Code..
