Irrevocable Offer of Dedication to result in a 30-foot wide right-of-way from the centerline of <br /> Bruella Road to the property line shall be required across the frontage of APN: 017-180-01. <br /> 4. Irrevocable Offer of Dedication to result in a 25-foot wide right-of-way from the centerline of <br /> Lubell Lane to the property line shall be required across the frontage of APN: 017-180-01. <br /> 5. The frontage improvements for Brueila Road shall be constructed in conformance with the <br /> standards for one-half of an 60-foot right-of-way Rural Collector Roadway. The construction <br /> of the frontage improvements will be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated construction costs prior to <br /> approval of the Parcel Map. (A$325.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed, legal descriptions of <br /> Parcels 1, 2, 3, & 4 and an estimate. The estimate and legal descriptions shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of Public Works for approval. <br /> As an option, the Department of Public Works will prepare the drawing with estimate for an <br /> additional fee of$140.00.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2(4)(3)) <br /> 6. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map, <br /> (Subdivision Map Act Section 66411.1) <br /> 8. Drainage from each Parcel shall be retained on-site by a retention basin (18-inch maximum <br /> depth) and shall be noticed by a statement on the Parcel Map. Prior to recording the Parcel Map, either: a flood study shall be conducted and submitted to San <br /> Joaquin County Department of Public Works for review which defines the limits of flooding and <br /> the 100-year flood elevations for Gill Creek, or a note shall be added to the Final Map which <br /> specifies that all habitable structures constructed on Parcels 2, 3, and 4 shall be elevated 2-feet <br /> above the highest adjacent grade. Non-habitable structures shall be wet flood proofed per <br /> Development Title Section 9-1601. 12 (d).
