CONDITIONS OF APPROVAL <br /> MS-95-12 <br /> Hammond <br /> On April 28, 1995,the San Joaquin County Community Development Department approved MS-95-12 <br /> subject to the Conditions of Approval listed below. This approval will expire 36 months from the date <br /> of approval unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been submitted to the County Surveyor for approval. <br /> Those Conditions followed by a Section Number have been Identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 200 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 5 gross acres. (Development Title <br /> Section 9-610.2) <br /> b. ACCESS: The following access requirements apply and shall be shown on the Parcel <br /> Map: <br /> (1) A 25-foot-wide private easement for access to Parcel 2, along Parcel 1, shall be <br /> shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) A 25-foot-wide private easement for access to Parcel 4, along Parcel 1, shall be <br /> shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> (3) The following note shall be placed on the Parcel Map: <br /> • At the time of development of Parcel 2 and/or Parcel 4, the entire length <br /> of the private right-of-way for the parcels being developed shall be <br /> constructed and maintained to the standards required by Section 10.207 <br /> of the Uniform Fire Code and applicable San Joaquin County <br /> Improvement Standards. (Development Title Section 9-1150.15[c]) <br /> C.
