An Irrevocable Offer of Dedication shall be required along the <br /> south 25 feet of Parcels 2 and 4 (Lubell Lane - Pvt . Road) . <br /> (Development Title Section 9-860 .4) <br /> 4 . The frontage improvements for the south side of Parcels 2 and 4 <br /> along Lubell Lane (Pvt . Road) shall be constructed in conformance <br /> with the standards for one-half of a 50-foot right-of-way Rural <br /> Residential Road. The construction of the frontage improvements <br /> will be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to <br /> approval of the Parcel Map. (A $260 . 00 fee currently is required <br /> for processing per Development Title Table 9-240 . 2 in addition to <br /> a copy of the Grant Deed, recording fee, legal descriptions of <br /> Parcels 2 and 4 and an estimate. The estimate and legal <br /> descriptions shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval . As an option, the Department of <br /> Public Works will prepare the drawing with estimate for an <br /> additional fee of $115 . 00 . ) (Development Title Section 9-1100 . 3) <br /> S . All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910 .20) <br /> 6 . Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements of <br /> the Uniform Fire Code Section 10 . 207, San Joaquin County <br /> Standards F-la, F-lb and F-lc and the Liberty Fire District prior <br /> to issuance of any occupancy permit . <br /> (Development Title Section 9-1145 . 5) <br /> 7 . Requirements for construction of improvements shall be noticed by <br /> a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411 . 1) <br /> 8 .
