1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one 56.10 acre parcel located at 8910 N. <br /> Pezzi Road Stockton, California. The project is in an agricultural community and is surrounded <br /> by agricultural land. It is zoned AG-40. The project parcel number is APN 089-030-38. There <br /> are no existing structures on the subject parcel. It currently is an orchard. <br /> 1.2 Description of proposed development: The purpose of this project is to divide this <br /> 56.10 acre site into two parcels, one being a 4 acre homesite parcel and the other being a 52.10 (12-) <br /> acre parcel. <br /> 1.3 Parcel Location Map: (See Appendix). <br /> 1.4 Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owner, Delores Stevens has owned the property for more than 20+ years. The <br /> subject parcel has been used for agricultural purposes consistently under her ownership. Z "/ <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create a <br /> 4 acre homesite parcel and one 52.10 acre parcel from an existing single parcel. Once the parcel <br /> is developed for a home, a septic system will be required and built based per the San Joaquin �. <br /> County requirements. There is an existing agricultural well on site. Permits were researched and <br /> illustrate this fact. (See Appendix.) <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. (See Appendix.) <br /> 3.3 Discussion of on-site septic repair history: There is no existing septic system subject <br /> parcel, therefore there is no repair history. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage <br /> pits. (See permits in appendix). There have been additions to existing septic systems in the << <br /> general area. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in installation dates from 1963 to 2004.
