1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of a 56.10 acre parcel located at <br /> 8910N. Pezzi Road, Stockton, CA. The subject parcel number is 089-030-38. <br /> The project is in an agricultural community, and the existing parcel is zoned <br /> AG-40 (General Agriculture). <br /> 1.2 Description of proposed development: It is proposed to create a 4 acre homesite parcel <br /> from the existing 56.10 acre parcel. In accordance with the San Joaquin County Development <br /> Title, this Surface and Subsurface Contamination Report (SSCR) is being submitted for <br /> approval. This report will investigate the property for visual or historical environmental j <br /> contamination based on field observation, interviews with the owner, and county records. (This <br /> SSCR includes no chemical analysis) <br /> 1.3 Parcel Location Map: (See Appendix for Tentative map with Vicinity Map, and APN <br /> page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of <br /> information of the historic use of this property is testimony of the owner, Jeff Stevens. <br /> The owner was interviewed on May 10, 2005. The Steven's family have owned the <br /> property for more than 10 years. The land use has not changed under their ownership. <br /> Mr. Stevens has been involved with the farming of the land for more than 10 years. <br /> Presently the property includes a walnut orchard and cherry orchard. The surrounding properties <br /> (north, south, east, and west) are used for agricultural purposes. <br /> The only plans for the property are to create a 4 acre homesite parcel. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods Used to Research: Methods used to research this parcel were records researched <br /> at the San Joaquin County Agriculture Commissioners office on May 6, 2005 (see appendix for <br /> results). An onsite survey performed on May 10, 2005 by Mike Toy of Dillon &Murphy, as <br /> well as interviewing the present owner, Jeff Stevens on May 10, 2005. Research was performed <br /> on the subject site as required by County regulations. <br /> 3.2 Description of All Past On-Site Potential and/or Known Above and Below Ground <br /> Sources of Contamination Identified at the Project Site: Past on-site potential for <br /> contamination are low, the property has been used for agricultural purposes for more than 10 <br /> years. <br /> 1 <br />
