1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: 1.1 Description of Site: The project consists of a 56.10 acre parcel located at 8910N. Pezzi Road, Stockton, CA. The subject parcel number is 089-030-38. The project is in an agricultural community, and the existing parcel is zoned AG-40 (General Agriculture). 1.2 Description of proposed development: It is proposed to create a 4 acre homesite parcel from the existing 56.10 acre parcel. In accordance with the San Joaquin County Development Title, this Surface and Subsurface Contamination Report (SSCR) is being submitted for approval. This report will investigate the property for visual or historical environmental j contamination based on field observation, interviews with the owner, and county records. (This SSCR includes no chemical analysis) 1.3 Parcel Location Map: (See Appendix for Tentative map with Vicinity Map, and APN page). 1.4 Site Map: (See Appendix for Tentative Map). 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of the historic use of this property is testimony of the owner, Jeff Stevens. The owner was interviewed on May 10, 2005. The Steven's family have owned the property for more than 10 years. The land use has not changed under their ownership. Mr. Stevens has been involved with the farming of the land for more than 10 years. Presently the property includes a walnut orchard and cherry orchard. The surrounding properties (north, south, east, and west) are used for agricultural purposes. The only plans for the property are to create a 4 acre homesite parcel. 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF CONTAMINATION: 3.1 Methods Used to Research: Methods used to research this parcel were records researched at the San Joaquin County Agriculture Commissioners office on May 6, 2005 (see appendix for results). An onsite survey performed on May 10, 2005 by Mike Toy of Dillon &Murphy, as well as interviewing the present owner, Jeff Stevens on May 10, 2005. Research was performed on the subject site as required by County regulations. 3.2 Description of All Past On-Site Potential and/or Known Above and Below Ground Sources of Contamination Identified at the Project Site: Past on-site potential for contamination are low, the property has been used for agricultural purposes for more than 10 years. 1
