Chandler Martin 2 <br /> COMMUNITY DEVELOPMENT <br /> PA-07-082 (SA) <br /> 3. Dedication to result in a twenty-five(25)-foot wide right-of-way from the centerline of Pezzi Road to the <br /> property line required across the frontage of APN: 089-020-52 shall be required. Dedication shall be made <br /> with separate instrument. (Development Title Section 9-1150.5) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. The fee currently is $201.50 per additional trip generated in the <br /> Lockeford area. The amount due has been determined to be $1,261.39 based on the facility's traffic volume <br /> which was adjusted to reflect seasonal effects. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution 00-433) <br /> 5. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. The total fee due has been determined to be $1,352.90 which reflects <br /> the seasonally adjusted traffic volume applied to the impact fee rate for facilities designated as Industrial. <br /> (Resolution 06-38) <br /> 6. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable prior to issuance of the building permit. The fee currently is$260.00 per 1,000 gross square <br /> foot of building designated as Manufacturing. The fee shall be automatically increased on January 1 of each <br /> year through the year 2005 at the rate of 7.66 percent. (Development Title Section 9-818.4 and Resolutions <br /> R-91-327, R-94-185 and R-97-5) <br /> 7. The site is located in an area of historic flooding. Finished floor and all equipment shall be constructed a <br /> minimum of two(2)-feet above highest adjacent grade. <br /> 8. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 9 Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the <br /> requirements of the Waste Plan Format for Development Projects.
