Phase 1 to include a 7,200 square foot cold storage facility.Phase 2,to be completed <br /> within five years,to include a 10,000 square foot building for production and storage; located on <br /> the east side of Pezzi Road, 1,000 feet south of Eight Mile Road,east of Stockton. (Supervisorial <br /> District 4) <br /> PROPERTY OWNER: J.B. Family Partnership APPLICANT: Avanti Nut Co. Inc. <br /> ADDRESS: 9982 N.Pezzi Road APN: 089-020-52 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. <br /> Pezzi Road has an existing right-of-way width of 25 feet east of centerline and a planned right-of-way width of <br /> 25 feet east of centerline. <br /> RECOMMENDATIONS: <br /> 1. Both of the driveway approaches shall be improved/reconstructed in accordance with the requirements of San <br /> Joaquin County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) An encroachment permit shall be required for all work within road right-of-way. (Note: Driveway <br /> encroachment permits are for flatwork only—all vertical features, including but not limited to fences,walls, <br /> private light standards,rocks, landscaping and cobbles are not allowed in the right-of-way.) (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application for Phase I.
