CONDITIONS OF APPROVAL <br /> PA-1000086 <br /> Plymouth Oaks 2, LLC <br /> Minor Subdivision'� Application No. PA-1000086 was approved by the San Joaquin County <br /> Community Development Department on August 2, 2010. The effective date of approval is August <br /> 12, 2010. This tentative map approval will expire on August 11, 2013, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements' shall be fulfilled <br /> prior to approval of=the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> —1--COMM.U.N1_TY_D.EVELO.PMENLQEPAEtTMEN_T_(Staff Contact:_Mo_Hatef, 4.6.8_8477_)_ _ <br /> a. TENTATIVEMAP: The Final Map shall substantially conform with the approved tentative map <br /> dated April 13, 2010. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be placed on the Final Map: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> I such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniences or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> The lot width,'vbf individual lots in a Major or Minor Subdivision may be reduced to seventy percent <br /> (70%) of the•ininimum lot width required by Table 9-310.3, provided the following conditions are met: <br /> The average;;lot width for all lots in the .proposed subdivision, measured a distance of 20 feet back <br /> from the front lot line, shall be equal to or greater than 60 feet (Development Title Section 9- <br /> 310.4[a]); and. <br /> The minimum width for corner lots shall be 50 feet. (Development Title Section 9-310.4[a][2]) <br /> d. TREE PRESERVATION: The following note shall be included on the Final Map or Subdivision <br /> Improvemen.t:;Plan and shall be recorded as a separate instrument(Notice of Restriction): <br /> (1) Future 6pvelopment on the parcels shall be consistent with the requirements of the County's <br /> Tree Preservation Ordinance. (Development Title Section 9-1505.2) <br /> A. Lots 5-7 cannot be built within the Protected Zone of the Oak Trees. <br /> B. No grade changes shall occur within six (6)feet of the trunk of the tree. <br /> C. Pavigg within the dripline of affected trees shall be stringently minimized. If paving is <br /> necessary, porous materials such as gravel, loose boulders, and cobbles, brick with sand <br /> joints; wood chips, or bark mulch shall be used. <br /> f Conditions of Approval - 1 - PA-1000086 <br />
