12.1.8. Priorities and Inconsistencies. In the event of any conflict between <br /> the terms and provisions of this Declaration and the provisions of the County Code or any <br /> County Regulations, such County Code or Regulations shall prevail. <br /> 12.1.9. Term. The covenants and restrictions of this Declaration shall run <br /> with and bind the Covered Property, and shall inure to the benefit of and shall be <br /> enforceable by the Owner of any Lot subject to this Declaration, and his respective legal <br /> representatives, heirs, successors, and assigns, for a term of thirty (30) years from the <br /> date this Declaration is recorded, after which the term shall be automatically extended for <br /> successive periods of ten (10) years unless a declaration of termination satisfying the <br /> requirements of an amendment to the Declaration as set forth in Section 13.12 is <br /> recorded, unless sooner terminated or released. <br /> 12.1.10. Termination of Any Responsibility of Declarant. In the <br /> event Declarant shall convey all of its rights, title and interest in and to the Covered <br /> Property to any partnership, individual or individuals, corporation or corporations, then <br /> and in such event, Declarant shall be relieved of the performance of any further duty or <br /> obligation hereunder, and such partnership, individual or individuals, corporation or <br /> corporations, shall be obligated to perform all such duties and obligations of the <br /> Declarant. <br /> 12.1.11. Fair Housing. No Owner shall, either directly or indirectly, <br /> forbid or restrict the conveyance, encumbrance, leasing, mortgaging, or occupancy of his <br /> Lot to any person of a specified race, color, religion, adulthood, ancestry, sex, marital <br /> status,physical disability or national origin. <br /> 12.1.12. Amendments. Except as provided in this Declaration <br /> concerning (a) release of property from the Covered Property, and (b) assignment by <br /> Declarant of its rights under this Declaration, this Declaration may only be amended by a <br /> writing executed by Declarant or, if Declarant has sold one hundred percent (100%) of <br /> the Lots in the Project, in a writing executed by the record Owners of a majority of the <br /> Lots in the Project, which amendment shall be recorded against the Covered Property. <br /> This Declaration may be revoked by Declarant in the event Declarant converts the <br /> Covered Property to a condominium project.
