CONDITIONS OF APPROVAL PA-0300597 Miller Site Approval Application No. PA-0300597 was approved by the San Joaquin County Community Development Department on July 23, 2004. The effective date of approval is August 2, 2004. This approval will expire on February 1, 2006, which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jennifer Jolley, 468-3161) a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT'. The Site Plan required as a part of the grading building permit must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. b. APPROVED USE: This approval is for a commercial stable with a maximum of twenty (20) horses as shown on the Plan dated April 22, 2004 (Use Type: Stable-Commercial). Camping shall be prohibited. The following existing buildings shall be included in the project: (1) One 600 square foot shop. (2) Four buildings used for a total of 18 horse stalls totaling 2,916 square feet. (3) Two buildings used for tack shops totaling 696 square feet. (4) Two buildings use for hay/feed storage totaling 816 square feet. (5) Three horse arenas, each having a 50 foot diameter. (6) One 432 square foot office. c. COMPLIANCE DATE: Because this development is currently operating without the required permits, the following time frame shall apply: (1) The applicant shall submit Grading Permit plans within sixty(60)days from the date of approval. (2) The applicant shall obtain a Grading Permit within ninety (90)days from the date of approval.
