PHASE ONE WILL CONSIST OF CONSTRUCTING ONE 4,731 SQUARE FOOT COLD STORAGE BUILDING AND THE MACHINERY ROOM. PHASE TWO WILL CONSIST OF CONSTRUCTING THE SECOND 4,731 SQUARE FOOT COLD STORAGE BUILDING AND WILL BE COMPLETED THREE YEARS AFTER PHASE ONE, LOCATED ON THE WEST SIDE OF PODESTA LANE I )S ONE MILE EASIT LES OF FINE ROAD NORTH OF T DISTATE R CT 4GHW)Y ROUTE 26, WHICH APPLICANT: Podesta Packing LLC APN: 091-350-26 INFORMATION: The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Podesta Lane is a private road. The intersection of Podesta Lane shall be improved in accordance with Caltrans Standards, a Caltrans encroachment permit shall be required to work within the right-of-way of State Highway Route 26. RECOMMENDATIONS: 1. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. (The fee currently is $508 per 1,000 gross square foot of building designated as Warehouse. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record.) A credit may be allowed if it can be verified that the existing development on this site was in operation on or after April 23, 1990. (Resolution R-00-433) 2, The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee is due and payable prior to Issuance of the building permit. The fee currently Is $184 per 1,000 gross square foot of building designated as Warehouse. The fee shall be automatically Increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. A credit may be allowed If It can be verified that the existing development on this site was In operation on or after April 30, 1991.
