SU-91-12 <br /> OF EMILE ATWOOD <br /> ---------------------------------------------------------------- <br /> The Development Committee will review this pre-application on March <br /> 13 , 1991. <br /> This project site contains 27 acres. The applicant is proposing to <br /> change the zoning of the property from RR-65 to RR-44 and subdivide <br /> it into 26 lots. The General Plan designation is Rural <br /> Residential. <br /> The project is consistent with the policies of the General Plan <br /> designation of Rural Residential. The lot sizes however do not <br /> meet ordinance requirements. Net lot area must average 44 , 000 <br /> square feet with the minimum net lot area of 39, 600 square feet. <br /> An acoustical study will need to be performed and noise levels <br /> mitigated to acceptable levels prior development. <br /> Lodi School District is overcrowded and the District may request <br /> that a Finance Agreement be established so that this project will <br /> not contribute to the overcrowding. Working out agreements with <br /> the school districts is often time consuming and can delay approval <br /> if not worked out in advance. The applicant is encouraged to start <br /> working with the Lodi School District as soon as possible. <br /> Upon submission of a full application the following items and <br /> information would need to be included: <br /> A soil suitability study for septic tank usage <br />
