HIGHWAY 99 (APN 086-070-06 & 07) PA-0500401 (SU) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1. The subject site is located within the area of a Project Study Report (PSR) to improve <br /> the traffic capacity of the State Route 99/Eight Mile Road interchange. While alternative <br /> improvement designs are currently under consideration, it is very likely that there will be <br /> additional right-of-way requirements within the area of the subject site to accommodate <br /> said improvements. Therefore, it is strongly recommended that the owner/developer be <br /> required to provide a minimum 30' building setback along the entire project frontage. <br /> 2. Frontage improvements including, but not limited to, curb, gutter, sidewalk, intersection <br /> improvements, pavement widening and street lighting should be installed prior to <br /> occupancy of any new buildings/structures on this site. Should installation of these <br /> improvements prove not practical due to existing physical constraints, the <br /> owner/developer should enter into a Deferred Improvement Agreement, whereby the <br /> owner/developer agrees to install the required improvements at such time as it is <br /> practical. <br /> 3.
