Typical Uses `� v <br /> Typical Uses in the Commercial Freeway Service zone consists of: Travel-related businesses <br /> including gasoline service stations, food and beverage sales, eating and drinking establishments, and <br /> hotels and motels. <br /> Freeway Service Development and Locational Criteria (General Plan Volume I, p. IV-25,26) <br /> Freeway Service Area shall be: <br /> 1. designated only adjacent to full freeway interchanges, or where two (2) state highways <br /> intersect, where development will be easily accessible and visible to the freeway traveler when <br /> adjacent to a freeway, or to the state highway traveler when adjacent to the intersection of two <br /> (2) state highways; <br /> • The parcel is adjacent to a full interchange at State Route 99 Highway and Eight <br /> Mile Road.The proposed project appears to meet this criterion. <br /> 2. limited in number to encourage clustering of uses at selected interchanges; <br /> • There are 11 C-FS zoned parcels 2.5 miles south of the proposed project site, 5 <br /> parcels are located on the west side of State Route 99 Highway and 6 parcels <br /> are located on the east side of State Route 99 Highway. The proposed project <br /> appears to meet this criterion. <br /> 3. limited in area in order to reduce impacts on surrounding land uses and control the physical <br /> and visual extent of these areas; <br /> • The existing C-FS zones range in sizes from 0.53 acres to the largest parcel at <br /> 5.25 acres.The proposed project will be 16.26 acres therefore; this project <br /> appears to meet this criterion. <br /> 4. developed so that buildings occupy no more than 60 percent of the lot and are no more than 3 <br /> stories in height, except in Mountain House community where buildings are no more than 5 <br /> stories in height; and <br /> • There is no underlying project at this time. Any proposed project processed in <br /> the C-FS zone will be conditioned consistent with this requirement. <br /> 5. designed in an attractive manner that creates a favorable impression of the County by <br /> considering the overall site design, landscaping, scale of development, signage, relationship to <br /> adjacent uses, circulation and parking, and architecture. <br /> • There is no underlying project at this time. Any proposed project processed in <br /> the C-FS zone will be conditioned consistent with this requirement. <br /> Infrastructure Requirements <br /> Both the General Plan and Development Title contain the following requirements for the provision of <br /> services. When an underlying project is processed it will be subject to the following service <br /> requirements: <br /> General Plan Volume 1 Wastewater Treatment Policy 2 (Pq IV-103) <br /> New development in Freeway Service areas outside of communities shall have at a minimum, access <br /> to a public wastewater system for at least each side of freeway. Septic systems may be permitted if <br /> only one parcel is involved, and if General Plan policies and Development Title Requirements are met. <br /> 2 <br />
