i John Funderburg -2- <br /> Community Development Department <br /> PA-1100012(UP) <br /> truck and trailer traffic movements without intruding onto opposing lanes of traffic at the following <br /> locations: <br /> • Access driveway to North Highway 99 Frontage Road (West) <br /> • North Highway 99 Frontage Road (West)to eastbound Armstrong Road <br /> • North Highway 99 Frontage Road(West)curves south of Armstrong Road <br /> • North Highway 99 Frontage Road (West) southbound to eastbound Eight Mile Road <br /> • Westbound Eight Mile Road to northbound North Highway 99 Frontage Road(West) <br /> A plan to address any deficiencies identified at these locations shall be submitted to Public Works <br /> for approval. (Development Title Section 9-1150.4) <br /> r <br /> Upon satisfaction of the above requirements,the following Conditions of Approval shall apply. Additional <br /> and/or revised Conditions of Approval may be necessary based upon the completed application. <br />' RECOMMENDATIONS: <br /> I. Storm water runoff shall be retained on site and prevent off-site sediment transport. Existing on-site <br /> drainage facilities shall meet the requirements of San Joaquin County Development Standards to prevent the <br /> increased run off release rate of storm water from discharging onto other properties. Retention basin <br /> capacity for the entire site shall be calculated by a registered civil engineer, licensed contractor or licensed <br /> architect and submitted along with an engineered drainage plan for review and approval prior to release of <br /> the building permit. (Development Title Section 9-1135) <br /> 2. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. The fee will be based on the current schedule at the time of payment. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by,the Engineering News Record. (Resolutions R-00-433) <br /> 3. The Regional Transportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee will be based on the current schedule at the time <br /> of payment. (Resolution R-06-38) <br /> 4. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable prior to issuance of the building permit. The fee will be based on the current schedule at the <br /> time of payment. The fee shall be automatically increased on January 1 of each year through the year 2015 <br /> at the rate of 4.55 percent. A credit may be allowed if it can be verified that the existing development on <br /> this site was in operation on or after April 30, 1991.) (Development Title Section 9-818.4 and Resolutions <br /> R-91-327, R-94-185 and R-97-5) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> Informational Notes: <br /> (i.) This property is subject to the requirements of San Joaquin County Mosquito &Vector Control District <br /> (209-982-4675)and the California Health and Safety Code for the prevention of mosquitoes.
