SA-01-41 OF BRUCE MATHEWS <br /> & MARIE INDELICATO MATHEWS (C/O DIEDE CONSTRUCTION) <br /> (11374 SOUTH STATE ROUTE 99 WEST FRONTAGE ROAD, <br /> STOCKTON) (APN: 201-030-19) <br /> The applicant proposes to establish a personal storage facility. The project includes the <br /> construction of six (6) storage buildings of various sizes totaling 91,300 square feet of <br /> storage space. A 1,200 square foot apartment will also be constructed for an on-site <br /> manager. <br /> The project is located at the northwest corner of French Camp Road and State Route 99 <br /> east of the southbound State Route 99 exit south of Stockton. The site will obtain <br /> access from French Camp Road. <br /> The storage structures and the manager's unit must be located at the minimum setbacks <br /> required for the Crossroads Commercial (C-X). Because all of the property lines abut a <br /> public road or highway, the front, rear, and side property lines must all meet the twenty- <br /> (20) foot setback requirement. The storage buildings may need to be reduced in square <br /> footage in order to meet this ordinance requirement (Development Title Section 9- <br /> 410.5). <br /> The Community Development Department has reviewed the Site Approval application <br /> and responses from other agencies and will be recommending approval subject to the <br /> following Conditions of Approval: <br /> Site Approval Application No. SA-01.41 was approved by the Community <br /> Development Department on . The effective date of approval is . This approval will <br /> expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been issued and remain in force, and (3) all necessary permits from other <br /> agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be fulfilled prior to the establishment of the use and the issuance of any <br /> building permits.
