1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties.(Development Title Section 9-1015.5[e)) 2) A minimum of eight (8) parking spaces shall be provided, including one (1) van accessible space. Accessible spaces shall be located as dose as possible to the primary entrance (C.C.R., Title 24). 3) All parking stalls and directional arrows must be delineated with paint. (Development Title Section 9-1015.5[d]) g. LOADING: One (1) loading space shall be provided. The space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: 1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles. (Development Title Section 9-1015.5[h]) i. LIGHTING: Lighting shall be provided and comply with the following: 1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5(g]) 2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) j. LANDSCAPING: Landscaping shall be provided and comply with the following: 1) A minimum ten- (10) foot wide landscaped strip, respecting the ultimate right-of- way width of French Camp Road, shall be installed across the frontage of the project site and along the side and rear property lines of APN: 201-030-19. (Development Title Section 9-1020.7) 2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped.
