1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> Bumper guards shall be provided when necessary to protect adjacent structures <br /> or properties.(Development Title Section 9-1015.5[e)) <br /> 2) A minimum of eight (8) parking spaces shall be provided, including one (1) van <br /> accessible space. Accessible spaces shall be located as dose as possible to <br /> the primary entrance (C.C.R., Title 24). <br /> 3) All parking stalls and directional arrows must be delineated with paint. <br /> (Development Title Section 9-1015.5[d]) <br /> g. LOADING: One (1) loading space shall be provided. The space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may be used in <br /> lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles <br /> are provided. (Development Title Section 9-1015.6) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16) feet for one-way aisles. (Development Title <br /> Section 9-1015.5[h]) <br /> i. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5(g]) <br /> 2) Any lighting shall be designed to confine direct rays to the premises. No <br /> spillover beyond the property lines shall be permitted except onto public <br /> thoroughfares, provided, however, that such light shall not cause a hazard to <br /> motorists. (Development Title Section 9-1015.5[g][4]) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1) A minimum ten- (10) foot wide landscaped strip, respecting the ultimate right-of- <br /> way width of French Camp Road, shall be installed across the frontage of the <br /> project site and along the side and rear property lines of APN: 201-030-19. <br /> (Development Title Section 9-1020.7) <br /> 2) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020.7) <br />
