The first application (PA-0400225) is for a General Plan Text Amendment <br /> to amend the IIT (Industrial-Truck Terminal) Locational Criteria section of the General <br /> Plan to permit a Truck Terminal designation on a frontage road (Volume 1, Policy 2. <br /> (c)(3)(C), pg. IV-34). The second application (PA-0400202) is for a General Plan <br /> Amendment to amend the General Plan designation of a 15.9 acre parcel from AIG <br /> (General Agriculture) to IIT (Industrial-Truck Terminal). The third application (PA- <br /> 0400203) is for a Zone Reclassification to reclassify the zoning of the same 15.9 acre <br /> parcel from AG-40 (General Agriculture-40 acre minimum) to I-T (Industrial-Truck <br /> Terminal). <br /> The 15.9 acre parcel is located on the east side of the State Route 99 East Frontage <br /> Road, between Cora Post Road and Morse Road, north of Stockton. The General Plan <br /> f Text Amendment is applicable Countywide. <br /> Background: <br /> Approximately half of the project site is developed with a legal non-conforming truck <br /> terminal operation. The Community Development Department (CDD) has records for <br /> the project site that date back to April 6, 1964. On this date the CDD approved a Use <br /> Permit application (UP 2873) to renew Permit No. 1417 for a truck terminal with an <br /> office, and for the manufacturing and selling of trucks. In September of 1987, the <br /> Community Development Department approved Development Plan DP-88-5 for the <br /> expansion of the existing trucking facility. The parcel had a General Plan designation of <br /> Agriculture and the zone was M-11L (Limited Manufacturing) and GA-40 (General <br /> Agriculture-40 acre minimum).
