Trees <br /> There are five Oak Trees on the property. The Site Plan submitted by the applicant <br /> notes that these trees are to be removed upon development of the property. <br /> Development Title Section 9-1500 states that all projects requiring discretionary approval <br /> shall conform to the regulations regarding the removal and replacement of Heritage, <br /> Historical or Native Oak Trees. Furthermore, the project will be referred to the <br /> Department of Fish & Game for review to determine if said trees contain the nests of any <br /> endangered or threatened species of bird (i.e. Swainson's Hawk). This issue will be <br /> addressed in the Initial Study at the time of the full application. The site plan prepared <br /> for the full application should indicate the location of each oak tree and the diameter of <br /> each tree's trunk at 4 %feet above the ground. The applicant should demonstrate how <br /> the requirements of Chapter 9-1505, "Trees", contained in the Development Title, will be <br /> met. <br /> PRE-APPLICATION DISCLAIMER <br /> NOTE: The pre-application conference is designed to inform prospective applicants of <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> preliminary design constraints and opportunities, and major environmental and safety <br /> issues.
