The frontage improvements for Cora Post Road shall be constructed in conformance with <br /> the standards for one-half of a 50-foot right-of-way rural road. The construction of the <br /> frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage improvements. The estimate shall <br /> be prepared by a Registered Civil Engineer with a typical section drawing on a form to <br /> be supplied by the Department of Public Works and submitted to the Department of <br /> Public Works for approval. As an option, the Department of Public Works will prepare <br /> the drawing and estimate for an additional fee of $115.00.) <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $1,560.00 per <br /> 1,000 gross square foot of building designated as Office in the Lodi area. The fee shall <br /> be automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record.) A credit may be allowed if it can be <br /> verified that the existing development on this site was in operation on or after <br /> April 23, 1990. <br /> (Resolution R-00-433) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects. Final Site Plan is required upon submittal of verification. <br /> 8. Traffic study is required due to the potential traffic to be generated from the proposed <br /> development. The Consulting Engineer shall recommend the scope of road segments <br /> and intersect to be studied, County staff will determine final scope of work. The <br /> developer shall deposit funds with the County for all costs, as estimated by the <br /> Department of Public Works Public Facilities Division, prior to Department of Public <br /> Works preparing or contracting for the required study.
