<br /> PROJECT DESCRIPTION: A Use Permit application to expand an existing large winery in three phases over fifteen years.
<br /> Phase One to include the construction of approximately 731,000 square feet of buildings, including bottling, warehouse, and
<br /> administration buildings. Phase Two, to be completed in ten years, includes the relocation of existing buildings, multiple tank
<br /> farm, hopper, and fermenter expansions, the construction of 40,000 square feet of buildings to be utilized for maintenance,
<br /> refrigeration plants, and wine processing cellars, and ancilliary expansion. Phase Three, to be completed in 15 years,
<br /> includes the construction of 80 additional wine storage tanks.These parcels are not under Williamson Act contract.

<br /> Agriculture).
<br /> PROJECT LOCATION: The project site is located on the west side of South State Route 99 West Frontage Road, 378 feet

<br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study
<br /> and proposed Negative Declaration are available at the Community Development Department.
<br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the
<br /> Community Development Department no later than March 1, 2017. Comments or recommendations received after that date
<br /> would not be used in staffs analysis and recommendation for this application. The County's Development Committee will
<br /> review this application on March 8, 2017. If you would like to receive notice of the staff determination for this project, please
