• SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by John Yarborough of <br /> Delicato Family Vineyards to conduct a Soil Suitability Study and Nitrate Loading Study <br /> for the existing Delicato Family Vineyards facility located at 12001 South Highway 99, <br /> Manteca, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> According to the San Joaquin County Community Development Department, the <br /> • proposed project involves "a Use Permit application to expand an existing large winery-- <br /> in three (3) phases over fifteen (15) years. Phase 1 to include the construction of <br /> 731,128 square feet of buildings, including bottling, warehouse, and administration <br /> buildings. Phase 2, to be completed in ten (10) years, includes the relocation of existing <br /> buildings, multiple tank farm, hopper, and fermenter expansions, the construction of <br /> 40,000 square feet of buildings to be utilized for maintenance, refrigeration plants, and _ <br /> wine processing cellars, and ancillary expansion. Phase 3, to be completed in fifteen <br /> (15) years, includes the construction of eighty (80) additional wine storage tanks." <br /> A site plan depicting the proposed construction is included as Plate 2. <br /> Site Description <br /> The project Site is composed of 19 parcels totaling approximately 298 acres. The <br /> County project application number is PA-1700032. The Assessor's Parcel Numbers <br /> (APNs) and addresses for the Site, as well as the significant features of each parcel, are <br /> presented in the following table and on Plates 3 through 7: <br /> • LOGE 1714 Page 1 <br />
