1 <br /> e <br /> i <br /> -2- <br /> Although no underlying project has been submitted, the applicants have stated that the <br /> likely underlying project will be a 4.4-acre area for a truck terminal for 12 trucks and 24 <br /> trailers that will include a 3,200 square foot office and shop, a 2.2-acre area for <br /> construction services that will include a 13,550 square foot office, and a 3.2-acre area for <br /> fixture expansion. <br /> The Community Development Department received four letters and a petition with 28 <br /> signatures in-opposition to the project. The following are the issues raised by the <br /> opposition: <br /> • traffic <br /> • noise <br /> • air quality <br /> • loss of agricultural land <br /> • groundwater contamination <br /> • aesthetics <br /> • hours of operation <br /> • lighting, and <br /> • inadequate environmental review <br /> REASON FOR RECOMMENDATION: <br /> The Planning Commission considered these matters at the September 1, 2005 meeting. <br /> Michael Hakeem, attorney, representing Diede Farms, LLC, spoke in favor of the <br /> General Plan Map Amendment and Zone Reclassification. Barbara Huecksteadt, Jesse <br /> Berumen, Dennis Regan,Norma Johnson, Bobbi Forsberg, Elizabeth Daniel, Gary <br /> Daniel, and Roland Johnson spoke in opposition to the project. After considering all oral <br /> and written testimony, the Planning Commission voted 5-0 to forward the General Plan <br /> Map Amendment and Zone Reclassification to the Board of Supervisors with the above <br /> recommendations. <br /> A legal ad for the public hearing was published in the Stockton Record on June 30, 2006 <br /> and public hearing notices were mailed on June 28, 2006. <br />
