This determination can be made because the project site will satisfy all Development and <br /> Locational Criteria for truck terminals as identified in Volume 1, Policy 2(c)Truck Terminals <br /> (pg. IV-33 834). Specifically,this project is outside the urban boundary of both Lodi and <br /> Stockton. It is located on a frontage road less than one mile from a freeway interchange. <br /> There are no residential, commercial, or Resource Conservation areas designated on the <br /> County GeneralRian Map in the vicinity. A site plan for the proposed truck terminal has <br /> been submitted as part of this application. <br /> Bases for Zone Reclassification <br /> 1. The proposed zone district is consistent with the General Plan, any applicable Master Plan, and any <br /> applicable Specific Plan. <br /> • This determination can be made because the proposed Industrial-Truck Terminal(I-T)zone <br /> is a consistent implementing zone for the Industrial-Truck Terminal (IIT) General Plan <br /> designation. There are no applicable Master Plans or Specific Plans. <br /> 2. The proposed zone district is reasonable and beneficial at the time. <br /> • This determination can be made because the applicant has indicated he is ready to apply <br /> for a truck terminal. A proposed site plan was included as part of this application.
