g. SCREENING: All storage materials and related activities, including storage areas for trash, shall <br /> be screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street <br /> side yards, or in front of main buildings. (Development Title Section 9-1022.4[d][2]) <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. Dedication to result in a 25-foot-wide right-of-way from the centerline of State Route 99 W. <br /> Frontage Road to the property line shall be required across the frontage of APN 206-050-11. <br /> Dedication shall be made by a separate instrument. (Development Title Section 9-1150.5) <br /> d. The frontage improvements for State Route 99 W. Frontage Road shall be constructed in <br /> conformance with the standards for one-half of a 50-foot-wide right-of-way rural street, prior to <br /> finalization of the Use Permit application. (Development Title Section 9-1150.2) <br /> e. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $991.00 per 1,000 gross <br /> square feet of building designated as warehouse in the Manteca area. The fee-shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. A credit may be allowed if it can be verified that the <br /> existing development on this site was in operation on or after April 23, 1990. (Resolution R-00- <br /> 433) <br /> f. The Regional Transportation Impact Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $780.00 per 1,000 <br /> gross square feet of building designated as warehouse. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. (Resolution R-06-38) <br /> g. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> h. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Project. The Final Site Plan is <br /> required upon submittal of verification. <br /> NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall <br /> require a State NPDES construction permit. <br /> 3.
