Analysis <br /> Background <br /> In 1988, Development Project, DP-88-31, was approved for a 119,420 square foot expansion of the <br /> existing Delicato Vineyards. In 1997, two building permits were applied for and approved for the <br /> expansion of two buildings totaling 9,550 square feet. <br /> Parking <br /> The Community Development Department (CDD) has determined that 159 additional parking spaces <br /> would be required based upon 2.5 parking spaces per 1,000 square feet of building for the Wineries and <br /> Wine Cellars use type (Development Title Section 9-1015.3). However, Development Title Section 9- <br /> 1015.9 states that parking requirements may be modified for the Director in cases in which, due to the <br /> unusual nature of the establishment proposed or the development proposal submitted for it, the <br /> requirements set forth in the Development Title may be considered insufficient or excessive. Therefore, <br /> the applicant has submitted a letter requesting that the parking requirement be waived for the following <br /> reasons: <br /> • The expansion will not require additional employees. <br /> • The existing 223 parking spaces provide sufficient parking. <br /> Thus, the CDD has determined that there are an adequate number of existing parking spaces for the <br /> current and proposed use and is recommending that the Planning Commission waive the parking <br /> requirement for the proposed warehouse and canopy. <br /> San Joaquin County PA-0600521/Delicato Vineyards <br /> Community Development Page 3 <br />
