PA-0600465 OF DIEDE FARMS, LLC <br /> (CIO DAVE LAGORIO) (APN: 058-11048; ADDRESS: 12401 N. STATE <br /> ROUTE 99 WEST FRONTAGE, LODI) <br /> This project is a Use Permit application for a truck terminal and construction sales office <br /> headquarters to be completed in two phases. Phase 1 includes one 17,896 square foot <br /> building for a construction/trucking office, one 6,000 square foot shop building, and <br /> parking for six (6) trucks and twelve (12) trailers. Phase 1 is to be completed within <br /> eighteen (18) months. Phase 2 includes one 6,000 square foot canopy, a wash area, <br /> and space for twelve (12) additional trailers. Phase 2 is to be completed within thirty-six <br /> (36) months. All trucks will be non-STAR approved. The General Plan designation is <br /> Truck Terminal (IIT) and the zoning is Truck Terminal (I-T). (Use Types: Truck Sales and <br /> Service-Terminals; and Construction Services-Light) <br /> This project is located on the southwest corner of N. State Route 99 West Frontage and <br /> E. Scottsdale Road, Lodi. <br /> The Community Development Department has reviewed the Use Permit application and <br /> 1 offers the following comments: <br /> Parking <br /> l <br /> The parking requirements are based on use types, building size, and the number of <br /> employees. This project consists of two uses, Truck Sales and Service-Terminal and <br /> Construction Services-Heavy. There will be one 17,896 square foot building for a <br /> trucking/construction services office and one 6,000 square foot shop building for the <br /> truck terminal. The application states that there will be fifty employees. <br /> Development Title Section 9-10153 states that for truck terminals, two spaces are <br /> required for every one thousand square feet of building and one space per employee. <br /> The construction services use type requires one parking space for every one thousand <br /> square feet of building and none for employee parking. <br /> 1 <br />
