Chandler Martin -2- <br /> COMMUNITY DEVELOPMENT . <br /> PA-06-465 (UP) <br /> The applicant shall complete the following requirements before the Department of Public Works can support this <br /> project. <br /> REQUIREMENTS: <br /> 1. A traffic impact study shall be required to determine the impacts and mitigations of the proposed project. <br /> The developer shall deposit funds with the County for all costs, as estimated by the Department of Public <br /> Works Transportation Planning Division,prior to Department of Public Works preparing or contracting <br /> for the required study. Any mitigation required by the traffic study shall be provided by the applicant. <br /> (Development Title Section 9-1150.4) <br /> 2_ Applicant shall provide a written statement to the Department of Public Works stating whether Surface <br /> Transportation Assistance Act(STAA)type trucks will be used as a part of the proposed operation. If <br /> STAA type trucks are to be used, a letter requesting designation of the proposed facility as an STAA <br /> terminal will be required. <br /> RECOMMENDATIONS: <br /> 1. An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. Dedication to result in a thirty(30) foot wide right-of-way from the centerline of North State Highway <br /> Route 99 West Frontage Road to the property line shall be required across the frontage of 058-110-48. <br /> Dedication shall be made by a separate instrument. (Development Title Section 9-1150:5) . <br /> 4. The frontage improvements for North State Highway Route 99 West Frontage Road shall be constructed in <br /> conformance with the standards for one-half of a sixty(60)-foot right of way rural collector road. <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee currently is $200.57 per daily trip-cnd generated in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record.) (Resolutions R-00-433) <br /> 6. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. The fee currently is $1310 per 1000 gross square foot of building <br /> designated as office. The fee is based on the current schedule. (Resolution R-06-38) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br />
